- Set the first floor extension back by a minimum of 750mm from the original front wall of the dwelling, thereby reducing the height of the roof accordingly. - Reduce the depth of the single storey rear extension by 3m across the whole development to mitigate for the 45 Degree Code breach to the adjoining neighbour. (I will outline that the 45 Degree Code as demonstrated on plan has been incorrectly applied in this instance.) (Splaying the corner of the extension would not be an acceptable solution to mitigate for any potential code breach.) - Set the rear dormer in 1m from the eaves of the existing roof. - Materials proposed on the rear dormer must be changed to be fitted with tiles to match the colour, form and texture of the main roof. - Demonstrate on the submitted Site Plan a minimum of three parking spaces within the frontage of the dwelling to accommodate for the scale of the parking required for the extension being proposed.
