Plan With regards to the above application, as submitted I am unable to support due to the following reason being a semi-detached property: • The proposed two storey side extension is more than 66% of the width of the original dwelling (which is 6.6m). The width of the first floor side extension needs to be reduced to no more than 4.4m in overall width. The proposed first floor side extension will need to be reduced in width by at least 1.15m. However, in this instance in terms of an acceptable design, a first floor side extension should be over the existing garage with kitchen to rear only. Please note that your client/the Applicant was also advised the following under pre-application enquiry PRE17/00694: Despite the corner location the provision of a two storey extension would be acceptable. However, we cannot support an extension to the existing full width of the ground floor extension. We would only accept something over the garage element only. Additionally the first floor extension would need to be set back 0.75m. The existing roof profile should also be respected. Please submit amended plans to address the above concerns no later than Friday 28th February 2020 so I can progress forward with the application.
