Plan Having considered the proposals for 399 Sandyfields Road I have concerns regarding the scale of the extension particularly in light of the fact that the property occupies a prominent corner position and is elevated in relation to the highway. The extension is disproportionally wide in relation to the existing semi-detached dwelling and would be well forwards of the established building line along Chaucer Avenue. I am of the opinion that the principal of a two storey side addition would only be supported in this location if the width of the extension is reduced to 3m (measured externally). This would still impinge on the building line, however, on balance I consider this could be justified given the width of the plot and the distance to the back edge of the footpath along Chaucer Avenue. I also consider it necessary to request that the proposed garage is pulled back to line through with the principal elevation. The alterations to the proposed porch are considered acceptable. Please also note these same concerns were raised under the similar previous planning approval P14/1123 and amended plans sought and submitted. I regret that the Local Authority is unable to support the application in its current form for the reasons above. If you would like to withdraw the application please do so in writing (letter or email) no later than 19th February 2021. Alternatively if you would like to amend the scheme as detailed above please provide the amended drawings again no later than 19th February 2021 in order for me to progress the application. Failure to provide the amendments or withdraw the application by this deadline may result in the refusal of planning permission.
